Get Ready….Get Set….MOVE!
Moving into a new house or apartment can be very exciting AND stressful. Below you will find information to guide you through the move in process with ease.
ARE YOUR FEES PAID?
Your ready to start planning for the move to your new address, but you must first be certain that you AND your roommates have completed the necessary steps in the reservation and application process and that all fees are paid. By now EVERYONE should have submitted an individual application and at that time each prospective Resident should have also paid a $75 Reservation Fee. (Remember, this money comes back to you as a credit toward your first month’s rent) At the time our availability was provided to you and your new address was selected you were requested to submit your Application Fee of $25 and your Administration Fee of $50. These fees are paid on or before April 30th. On or before May 30th the $150 Cleaning Fee is due. Please be sure that these fees have been taken care of ahead of time. If you are not sure that all fees have been paid feel free to contact us and we will be happy to verify for you.
HAVE YOU AND YOUR ROOMMATES SIGNED THE LEASE?
Leases are prepared in mid April and are made immediately available for signing. For your convenience we provide several dates and times that we are available at Webb Center for the purpose of signing leases. This information is posted on our website under “Resident News” once the Leases are ready. The Lease consists of a LOT on information! We STRONGLY encourage you review the Lease and all of the attachments online prior to signing. These can be found on our website under “Lease”. We also suggest that you make every effort to sign the Lease with your roommates. If any questions or concerns arise it is helpful for everyone to be there to discuss it. Finally, please be aware that if you have not yet reached your 18th birthday you will not be able to sign the Lease, but instead, will require a parent/guardian signature until you are of legal age at which time we are happy to add you to the Lease.
HAS THE SECURITY DEPOSIT BEEN PAID?
Security Deposits at each property are equal to $350 per person and the Residents usually choose to pay them in this manner. However you and your roommates choose to pay the deposit you will want to be certain that this has been done. Security Deposits are due on or before June 30th or 5 days prior to move in, whichever occurs first. If paying a Security Deposit at the time of move in it is required to be in the form of certified funds. NO PERSONAL CHECKS are accepted within 2 weeks of the move in date.
HAVE YOU MADE ARRANGEMENTS FOR UTILITY SERVICE?
Utilities are the responsibility of the Residents and you will want to be certain that you have applied for service prior to the move in day. Approximately 3 days prior to your move in we will contact the electric and water companies to verify that a request for service has been submitted in your name for the anticipated move in date. If we can not verify your service your move in may be delayed. Links for Dominion Power as well as Norfolk Water can be found in the margin to the left. For added convenience we have also provided links to some of the area cable and internet providers.
HOW MUCH IS THE FIRST MONTH’S RENT?
If your Lease start date is the 1st of the month then your first month’s rent will be equal to one month’s rent minus the pre-paid reservation fees of $75/per person. If your Lease start date falls between the 2nd and 24th of the month then your first month’s rent will be pro-rated using the following formula: (in Real Estate Law all months are treated as having 30 days)
Monthly Rent/30=Daily Rent 30-(Your Move in Date)+1=The Pro-Rated Number of Days in 1st Month; Daily Rent x Number of Days=1st Month’s Rent (minus Reservation Fees) =TOTAL DUE
If your Lease start date falls on or after the 25th of the month you will be required to pay the 1st month pro-rate as shown above as well as the next months rent.
WHEN WILL THE FIRST MONTH’S RENT BE DUE?
First months rent MUST be paid in the form of certified funds and will be due 5 days prior to move in, NO EXCEPTIONS. This is necessary because of the nature of the Residents we serve. Because we are leasing to college students versus families it is seldom the case that everyone arrives together. In fact, in many instances roommates do not even choose to move in on the same day. As long as the funds are received 5 days prior to the Lease start date the individual roommates may move in on a day and time that is convenient for them. Please note that you will need to consolidate your move in payments prior to mailing them to us. In other words the total payment will need to reach us in a single envelope. We suggest mailing your certified funds, made payable to Warner Properties, to one chosen roommate and allowing that roommate to mail the payment to us. We do NOT advise that you offer cash or make rental payments payable to your roommates.
WHAT TIME WILL WE BE ABLE TO MOVE IN?
Properties are made available to move into anytime after 2PM on the scheduled move in date. In the unlikely event that your property will not be ready we will make every effort to contact you with as much notice as possible. We do encourage you to contact us approximately 3 days prior to ensure that your rental payment has been received and that the property is on schedule for your projected move in day and time.
HOW WILL WE GET OUR KEYS ON MOVE IN DAY?
It is our desire to meet you at the property when the first person moves in. These move ins are done Monday through Friday between the hours of 2 and 6. If you are needing to move in after hours or on the weekend we will provide you with the code to the lockbox that has been placed on your front door. This way you may retrieve your keys anytime day or night. The lockbox will remain at the property until ALL roommates have moved in and retrieved their keys.
