APPLICATION AGREEMENT

I certify that the information provided in this Application is correct and complete and hereby authorize you to make any inquiries you feel necessary to evaluate my tenant, credit, and/or criminal history. If I rent the unit, I understand the information contained on this form and rental agreements may be maintained in a tenant database for up to six years after I vacate the premises. I understand that if any of this information is found to be false, this Application may be denied or my Lease, if executed, may be terminated. I affirm that I am not involved in any way with illegal drugs or any other unlawful activity. I understand that if there is any substantial change in my circumstances between application and move in, Management may re-review my Application.

FEE AGREEMENT

My Reservation Fee in the amount of $75 is being accepted at this time in order to place my name on a waiting list for possible future housing. I will be notified on or before April 10th as to the availability of this housing. If, at this time, the Management Company is unable to provide me with housing my Reservation Fee is FULLY refundable. If, at any time during the interim, I choose to cancel this application, for any reason whatsoever, my Reservation Fee is FULLY refundable. Once an offer of housing has been made I am provided the opportunity to accept or deny such. If the housing is denied, my Reservation Fee is FULLY refundable. If the housing is not denied the Reservation Fee becomes non refundable and the $25 Application Fee and $50 Administration Fee is immediately due. The $150 Cleaning Fee is due IN FULL on or before May 30th. The Security Deposit is due IN FULL on or before June 30th.
My Application and Administration fees are being accepted at this time in order to reserve my apartment/house. If my Application is denied for any reason my Reservation and Administration Fees will be refunded IN FULL. Application fees are NON-REFUNDABLE. If I withdraw the Application for any reason or if I fail to sign the Lease presented to me all monies paid will be retained by the Management Company as liquidated damages and the parties will have no further obligations to each other.
